Contract: JCT Intermediate
Estimated Value: £7.8M
Completed: December 2018
The Hafod Y Gest project has comprised the demolition of an existing single storey care home to make way for a new 2 and 3 storey building containing 40 extra care apartments and communal facilities including; commercial kitchen and dining room, hairdressing salon, guest apartments, top floor conservatory and reception and lounge areas.
The new £7.8M project for Registered Provider Grwp Cynefin will provide the community of Porthmadog with a modern solution to care for those over the age of 55. In addition to the communal facilities, the new building will also contain therapy suites, fitness rooms and communal areas for hobbies and activities. The design also incorporates staff facilities, offices and meeting rooms.
The construction programme comprised extensive asbestos removal and demolition of an existing former care home, and driven pile foundation with pre-cast and composite floors. The new extra care building is of traditional masonry construction, including part steel frame and is set to be finished with a Pitched Welsh Slate roof.
Local people have benefited from an uplift in employment and training, implemented by the project team. The project has enabled 5 new jobs for formally unemployed people, contributed to the training of 12 apprentices and exceeded the target of 365 hours worth of other work-based training. Additionally, 92% of the supply chain were sourced from within the local area and £1.70 has been reinvested per £1 of project spend.
During construction, Hafod Y Gest brought fantastic engagement with the community through various activities with the neighbouring school, providing education activity ‘fun days’ and live site visits hosted by the project team. This has helped in enabling full integration with the existing community upon handover.
